Highest sale prices at Chestnut Ridge for 2023

Below are the three top sales at Chestnut Ridge recorded during 2023.

Each of these units had first-floor primary bedroom suites. This greatly boosted buyer interest in these units. Each of these three units drew multiple offers and bidding wars. Each unit sold for over asking price.

It is notable how relatively low the sale price of 3 Aspen Way is ($586,601) compared to the prices paid for 13 Magnolia Drive ($675,000) and 3 Beechwood Lane ($679,000). 3 Aspen was marketed in early March and the transaction closed in May, 2023, while the Magnolia and Beechwood units were marketed and sold later in the year. Home prices rose sharply at Chestnut Ridge as 2023 progressed, especially for units offering first-floor living!

Keep in mind that some Chestnut Ridge homeowners have creatively repurposed their studies and family rooms as extra bedrooms. This is permitted by the association, though the condo documents emphasize the importance of adhering to the original design’s bedroom count when marketing your unit.

Finally, the Stonecrest reigns supreme as the largest floor plan in the original Chestnut Ridge association. With three bedrooms, a first-floor primary suite, and two bedrooms sharing a joint bath on the second floor, the Stonecrest is a gem for those seeking first-floor bedroom benefits.

At first glance, both Chestnut Ridge and Chestnut Ridge II seem to offer the same generous parking policy—each resident is entitled to park three vehicles.

Even though townhouses at the original Chestnut Ridge have one-car attached garages, three- vehicle parking is no problem!

The rules are clear: first vehicle in the garage, second in the driveway, and the third in guest parking.

Chestnut Ridge II: A parking puzzle

On the flip side, Chestnut Ridge II introduces a unique set of challenges. With significantly fewer guest parking spots than the original Chestnut Ridge has, Chestnut Ridge II residents face limitations. Parking a third vehicle in guest parking at Chestnut Ridge II is permitted, but not for more than two consecutive days.

This makes third-vehicle parking dependent on the number of garage parking bays a Chestnut Ridge II condo unit has.
