Looking the the Highwood condo units that sold in 2019, one trend is clear: buyers paid premiums for units that either offered extensive updating or which featured hard-to-find floor plans.

Of the five Highwood units that sold over asking price in 2019, three enjoyed a high degree of updating.  The other two were not as improved, but offered buyers floor plans that greatly enhanced the desirability of those units.  One was a ranch-style unit with one-level living.  The other had three bedrooms, a relatively rare find at Highwood.

2019 was the second year of declining sales volume at Highwood.   However, 2019’s sales total did nearly equal the total sales figure of the immediately prior year and exceeded the annual sales of three of the last seven years.  So Highwood’s sales volume for 2019 seems indicative of continued healthy demand for units in this prime condo community in Franklin, MA.

The decline came on the heels of very strong sales at Highwood for all of 2018 and leaves Highwood’s current average sale price 42% higher than it was back in 2011.

Below are all the units that sold at Highwood during the first half of the year:

Highest Highwood sale so far in 2019

At $234,000, 167 Highwood Dr was the highest priced Highwood sale in the first six months of 2019.

This condo had 1,122 sq ft of living area on two levels; there was no basement.  The home offered two bedrooms with one full and one half bath.

Why the average sale price at Highwood dipped

Highwood has three associations (Highwood I, Highwood II and Highwood III).  Each association has distinctive unit styles that sell at different price points.  Highwood I and II feature many one level, garden-style condos that sell at lower prices.  On the other hand, Highwood III has a number of larger units with basements that typically sell at price premiums. 

The first half of 2019 saw none of the more-expensive Highwood III units change hands.  And of the seven Highwood units that sold so far this year, four were the less-expensive garden units.  Accordingly, 2019’s average sale price was depressed.  On the other hand, the sales during first half of 2018 had one expensive Highwood III unit and only two of the garden units in its sales mix; 2018’s first-half average price was correspondingly boosted.

So 2019’s average-sale-price decline looks to be a statistical fluke due to the more modest condos in its mix of sales.  By year’s end with more units having sold, the average sale price at Highwood will likely be back at or near all-time highs!

It was the highest annual average sale price at Highwood since the all-time high set back in 2005.  The average sale price that year was $235,709.

Sales volume slips

Seventeen condos sold at Highwood in 2018 on MLS-PIN.

That’s a decline of 26 percent from 2017’s sales volume of twenty-three, but roughly on par with 2016’s total of nineteen and greater than the annual sales volume of 2013 – 2015.

Average sale price advances for 2nd year in a row

The average sale price of condos at Highwood rose 4.3% in 2017 to $206,509, compared to $198,074 the previous year.  2017’s average price is 40% higher than 2010’s average sale price of $147,313 – quite a comeback from the Great Recession low!

But you can get a better sense of the 2017 market for condos at Highwood by breaking down the sales by association at Highwood.  That’s because there are THREE separate associations at Highwood (Highwood I, Highwood II and Highwood III).  Each association has its own architectural characteristics and floor plans.  These differences contribute to some important sale price variations between homes in each of the three associations.  

2017 sales at Highwood I

Eight condo units in the Highwood I association sold in 2017.  Of these eight sales, five were one level garden condos.  Prices paid for the garden units ranged between $180,000 – $192,000.  Two ranch style units in Highwood I sold  (for $206,540 and $216,000 respectively), while one townhome (defined as a condo with at least two stories) changed hands for $210,000.  You can learn more about Highwood I here.

2017 sales at Highwood II

Six Highwood II units sold during 2017.  Two were garden units (which sold for $190,000 and $203,000 respectively). 2017 sales at Highwood III

2017 saw nine condo units sell at the Highwood II association.  Of these, seven were townhomes which sold at prices ranging from $210,000 and $230,000.  The higher prices in in that range went to three townhomes that had basements.  (Highwood III is the only association at Highwood with some townhomes with basements.)

As you will see in the above report, the market for condo units at Highwood in 2017 has been especially active.  13 units changed hands at Highwood during the first 6 months of the year.  This compares to 9 units in 1^st half of 2016 and only 5 sales in the first 6 months of 2015.

Highwood a popular condo community in Franklin, Massachusetts

Demand for homes at Highwood has been so strong this year because the condo community offers what the market needs: modern units with a variety of floor plans in a convenient location at affordable prices.  Because Highwood was built in three stages by three different developers, the floor plans and features there are unusually varied.

Highwood I features brick exteriors and has central heating and air conditioning by heat pump.  There are a number of ranch style units at Highwood I which are in high demand by buyers seeking one level living. 

Highwood II has distinctive Tudor exteriors and offers many garden style units in 3 level buildings.

Highwood III is the most recent construction at the condo community.  Homes there have vinyl siding; 2 story units predominate there.  Highwood II is the only section of Highwood that has some units with basements.  These typically sell at a premium.

At $198,074, the average sale price at Highwood now stands 36% above the prior market cycle low of $147,313 set back in 2011.  That’s some difference in price!

Highwood sales volume surges

2016 saw strong sales activity at Highwood.   

Nineteen condo units changed hands at Highwood during 2016.   This represents a whopping 90% increase over the ten units that sold in 2015. It was the best annual sales volume at the popular Franklin condo community since before the Great Recession.

Three associations govern Highwood

There are three associations at Highwood, reflecting the three phases of construction at this popular Franklin, MA condo community.  Highwood I was built in the in the mid to late 1970s.  It has brick exteriors and heat pumps  which provide these condos with both central heat and AC.  Highwood II was built in the early 1980s and has distinctive Tudor style exteriors. Completed 1986, Highwood III is the most recent phase of construction at the Highwood condominiums.  It has mostly two level townhomes with vinyl siding; some of these homes have basements.

Highest sales at Highwood in 2016

The three highest sales at Highwood for the year were multi-level townhomes with updated kitchens and baths. The three top sales were spread evenly throughout the three associations; each of the three associations was home to one of the highest sales of 2016.

Top selling price honors for the year went to 16 Highwood Drive in Highwood I.  It sold for $220,000.  It offered a highly sought after feature:  a first floor master bedroom with access to a full bath.  This unit had two more bedrooms on the second floor and a heated 4 season room at the rear of the first floor.

114 Highwood Drive sold for $216,500.  Situated in Highwood II, this unit had 2 bedrooms on the second floor and 1.5 baths. The kitchen and baths were beautifully updated and the first floor boasted pretty laminate flooring.

140 Highwood Drive in Highwood III rounds out the three top selling units at Highwood for 2016. This unit was the only one of the top three sales to have a basement. It had newer kitchen and baths and offered neutral décor.

Lowest sales at Highwood in 2016

The three lowest sale prices at Highwood during 2016 were all for one level, first floor garden style units in Highwood II.

The three lowest priced units were essentially similar: they all had original kitchens and baths and offered the same living area.  But the price paid for one of these units was noticeably higher than the prices paid for the other two units.

Units 63 and 83 Highwood Drive sold for $159,900 and $161,000, respectively. Unit 86 sold for a much higher $168,905. The timing of the three sales appears to be the main reason for higher sale price for Unit 86.  Units 63 and 83 sold early in the year while Unit 86 sold later in 2016 after it became clear that prices were on the rise at Highwood.

2015 sales volume and average sale price both decline

For the year, Highwood sales volume fell 29%.

However, the 10 sales that did take place during 2015 exceeded the annual sales totals at Highwood for several of the years prior to 2014.  So in that context, unit sales at Highwood for 2015 were not all that shabby.

However,  Highwood experienced in 2015 its first drop in annual average sale price in the last four years.

The decline seems unexpected because 2015 was such a strong year for real estate in the Town of Franklin and the Commonwealth of Massachusetts as a whole.  And there was no bad news specific to Highwood announced during the year that would account for such a price drop.  So why the price slump?

A statistical fluke rather than a drop in real condo values

The drop in average sale price at Highwood for 2015 appears to be more of a statistical fluke rather than an actual decline in home values at the popular condo community.  Take a look at how the top sales at Highwood looked for 2014 compared to 2015’s top Highwood sales:

In 2014, there were six sales at Highwood above $200,000.  In 2015, there were only three such over $200,000 transfers.  Because Highwood had so many high priced condo sales during 2014 compared to 2015, it’s a function of mathematics that 2015 would show a statistical drop in average sales!

Lowest and highest sales at Highwood for 2015

46 Highwood Drive was the lowest priced sale at the condo association during 2015.

This one level “garden” style unit was vacant and needed extensive updating.  In fact, the photos above make the interior look better than it was in person!  That is why the selling price was so low.

At the other end of the price spectrum for 2015 was 171 Highwood Drive.

This two level townhome offered two bedrooms and two full baths.  The kitchen cabinets were original to the unit.  At $217,000 this was the highest priced sale at Highwood for the last two years.  Again, condo prices did not drop in real terms at Highwood for 2015 – the average sale price was down for the year only due to a quirk of statistics!

Prices up sharply at Highwood over last 3 years

Despite the small drop in the average sale price at Highwood for the first half of 2015, unit values remain substantially above where they were just a few years ago.  Compared to the first half of 2012, the current average price at Highwood is up over 17%.  That’s a reliable indicator of the direction of values at Highwood! (All data in this report derived from MLS-PIN.)

Mix of units changing hands behind the statistical decline

Here’s how the first half sales stats for Highwood over the last several years look in a grid format:

The first half of 2014 saw an unusually high number (eight) of Highwood units change hands.  Included in that grouping of sales was one large three bedroom townhome and two sought-after ranch units. These more expensive sales helped elevate the average sale price statistic for the first half of that year.

During the first six months of 2015, sales volume fell from the previous year’s elevated level. Of the four first half 2015 sales, one was a small, vacant unit that sold at a steep discount to a cash buyer.  Because fewer sales were in that relatively small first half 2015 sample, the one low sale price helped pull the overall average sale price lower.  2015’s first half price drop stems from a limitation of statistics: when you work with with a small sales sample, one outlier sales price can skew the average.

The roughly 180 condominium units at Highwood in Franklin, Massachusetts were built in three phases. Each phase has a distinctively different appearance.

The condo community offers a mix of garden units and townhomes, with some intriguing ranch units. Two bedroom units predominate, but there are some three bedroom homes. Some of the townhomes have basements, many do not. The common grounds feature mature trees and landscaping set among a pleasantly rising terrain.

Highwood enjoys an ideal location in Franklin with easy access to shopping, services and I-495.
