Why Lower-Priced Homes Are Selling in Franklin, MA

August 2009 was another good month for home sales in Franklin, MA. 33 single family homes sold in Franklin for the month, according to data maintained by MLSPIN (the largest MLS system serving Massachusetts).

Sales of lower-priced home were especially brisk, spurred by the first time home buyer tax credit. Under current tax laws, first time home buyers must take title to their new residences no later than November 30, 2009 in order to qualify for the credit.

This deadline has created a growing urgency among first time buyers to find and close on a home. Demand for starter homes has intensified in Franklin to the point where two of the four lowest-price homes sales in August sold over asking price.
