2012 marked the low point of Franklin Crossing unit values going back to 2001. Since 2012, the average sale price of units at Franklin Crossing has risen an astounding 126%!
Sales volume rose in 2023
19 units sold during the year, an increase of 4 sales over 2022’s sales tally.
Annual sales volume since 2020 at Franklin Crossing has been robust. Despite the recent run up in home values at Franklin Crossing, the condo association still offers compelling values in the high-priced Eastern Massachusetts real estate market.
Highest sale prices at Franklin Crossing in 2023
2023 saw the opening of the all-new Building 2 at Franklin Crossing. (Building 2 had been damaged in a fire in 2021 and had be be completely rebuilt.) The highest sales for 2023 at Franklin Crossing are thus best divided into sales of new-construction units at Building 2 and the sales of preexisting units in the other buildings at Franklin Crossing.
Sales of all-new units
Unit 202 was the highest-priced sale in the all-new Building 2 (and for the entire Franklin Crossing condo community in 2023). This unit sold at a premium, because it’s on the first floor. Building 2 is the only building at Franklin Crossing with a handicap-compatible access ramp, enabling all first-floor units at Building 2 to offer true one-level living with no stairs.
Unit 210 is a third-floor unit in Building 2, facing the peaceful rear woods. Unit 210 sold for $310,000, the second highest sale at Franklin Crossing in 2023. Unit 211 is essentially the same as Unit 210 (third floor, rear facing). It sold for $305,000 because that buyer paid cash and offered a quick closing, both of which the seller highly favored.
Sales of preexisting units
At $304,000, Unit 604 was the highest-priced sale of a preexisting unit at Franklin Crossing in 2023. It had been heavily renovated prior to marketing. Unit 2405 was another preexisting unit that had been extensively updated; it sold for $295,000. Unit 2207 rounds out the top three sales of preexisting units at Franklin Crossing for the year just ended. Unit 2207 sold for $285,000.
