In this article, I’ll walk you through the Five Essential Steps you should take when helping your senior parents sell their home here in Massachusetts.

For many seniors, selling their home feels like losing a part of their identity. This house may hold 20, 30, or even 40 years of memories. The idea of letting go – of the space, the possessions, the lifestyle – can cause anxiety, grief, or outright resistance.
As their adult child, your role is to listen first. Reassure them that this move isn’t a loss, but a transition toward safety, simplicity, and support. If they’re moving to assisted living, explain how their care and comfort will improve. If they’re downsizing to a smaller home or retirement condo, talk about the benefits of less upkeep and being closer to family or friends.
Most importantly: don’t do this alone. Partner with professionals – like a Realtor® who holds the SRES® designation, elder law attorney, and possibly a senior move manager – who know how to speak with empathy and patience. Before you clean a single closet or touch a paint brush, make sure you know who has the legal right to sell the home.
Start by pulling the deed. Does it list both parents? A trust? Is there a co-owner – perhaps a relative – whose name was added years ago? Understanding title ownership is critical. Whoever holds title has the authority to sell.
If your parents are still living but facing cognitive decline, do they have a valid durable power of attorney? If not, it may be necessary to consult an elder law attorney about setting up a conservatorship or other legal mechanism that enables you to act on their behalf.
If your parents are deceased, then issues of probate, wills, and intestate succession may into play. These are complex legal matters, and it’s best to address them early – before listing the home. This can be a fraught choice – and it greatly depends on your parents’ situation.
If they’ve already moved or can afford to relocate before the home goes on the market, that’s often ideal. A vacant home can be cleaned, staged, and shown without disruption. It also reduces the stress on your parents, who won’t have to leave for every showing or worry about keeping the home “market-ready.”
If your parents are still living in the home and can’t move just yet, we can show the home occupied. Having your parents leave the home for showings to buyers would be very advisable. We can build contingencies into the purchase agreement to give your parents time to find and move into suitable housing. Either way, the key is to plan ahead and communicate clearly with your agent (and your parents) about timing and expectations.
In a rush to sell, some families consider offers from flippers or “iBuyers” like OpenDoor or Offerpad. These buyers typically promise speed and convenience—but often at a cost.
Flippers aim to buy low and sell high. iBuyers often charge fees that can exceed standard agent commissions. And it’s worth noting that Zillow shut down its iBuying program in 2021 because it couldn’t accurately predict home values.

As for repairs and upgrades: in today’s strong Massachusetts real estate market, most homes do not need full renovations. A professional clean and an asking price that reflects the home’s condition are often enough to attract serious buyers. (Consult with us regarding the status of the Massachusetts real estate market, as market conditions change over time; a slower market when your parents are ready to sell may make some repairs and upgrades prudent.)
We always advise addressing active problems (such as a water leak) and resolving safety issues – but beyond that, most upgrades simply aren’t necessary. Let buyers handle their own renovations. Your priority should be moving forward, not making the home “perfect.”
