You sell your home and use $700,000 to buy the new one outright. That leaves you with $100,000 in cash after closing.
Scenario 2: HECM for Purchase
Instead, you use a HECM to borrow $280,000 (roughly 40% of the purchase price, depending on your age and interest rates). You pay the remaining $420,000 from your sale proceeds—and keep $380,000 in cash after closing.
Same home. Same price. But in the HECM scenario, you keep nearly four times more in cash.
