2016 saw a resurgence of condo sale prices at Spruce Pond Village in Franklin, Massachusetts. The average sale price at Spruce Pond rose 3.6% for the year, after a decline the year before.
At $303,667, the average sale price at Spruce Pond is 8.3% above where it stood back in 2012.
Increase in number of townhomes changing hands
While a 50% increase in sales volume sounds impressive, this statistical increase in turnover at Spruce Pond Village for the year is a bit misleading. Six Spruce Pond townhomes sold in 2016, compared to only four in 2015.
So while sales volume at Spruce Pond rose in 2016, total sales for the year, although respectable, remained below where they were in both 2014 and 2013.
Highest sale prices at Spruce Pond Village during 2016
As with most residential buyers in Massachusetts since the end of the Great Recession, condo buyers at Spruce Pond during 2016 paid a premium for updated kitchens and baths.
The highest price paid for a home at Spruce Pond Village during the year was $350,000 at 78 Highbank Drive. This was an end unit that had been thoroughly modernized and placed in like-new condition. The kitchen had been renovated, the baths redone, extensive hardwood floors had been installed and the interior woodwork had been painted white.

65 Bayberry Drive sold for $320,000, the second highest price paid at Spruce Pond for 2016. The kitchen was recently redone, but the master bath was original and the woodwork remained natural (unpainted). The one car garage benefited from a wedge shaped extension which afforded extra room for storage or working on a vehicle.
At $297,000, 40 Quince Landing rounds out the top three sales at Spruce Pond for the year. This townhome enjoyed spectacular water views and a walkout basement opening to pond frontage. The kitchen and baths in this townhome were original.
Lowest sale prices at Spruce Pond
Two units at Spruce Pond (67 Bayberry Common and 99 Highbank Road) sold for $280,000 during 2016, the lowest selling price for the year. Both these homes retained kitchens and baths as originally installed.
67 Bayberry Common was 2 bedroom, 2.5 bath townhome with direct pond frontage. It offered a walkout basement and one car garage. Also selling for $280,000, 99 Highbank Road was an estate sale needing freshening.

4 Spruce Pond Road sold for $295,000, the third lowest sale price at Spruce Pond for the year. This was a ranch style, one level unit that had additional finished space in the basement. While the kitchen had been upgraded at some point, the unit needed cosmetic upgrades. The appeal of this condo was the one level living it afforded.
