What does this change mean for home sellers and buyers?
☑️ For home sellers
The biggest misstep a home seller can make in our new market reality is pricing their home too high. Be moderate in setting your asking price.
The best way you can maximize your sale price, and make your home more attractive to potential buyers, is by prepping your home before it hits the market.
👉🏼This is why it’s important to contact us as soon as you start thinking about selling.
Instead of waiting until right before you want to list—and scrambling to get everything done—we can help you decide what needs to get done ahead of time to boost your home’s value.
☑️For home buyers
Home buyers need a winning strategy in today’s shifting market.
1️⃣ For brand new listings that are attractively priced, you may still face competition from other buyers. With these homes, the strategy of the last two years still applies: bid high and get your offer in quickly.
2️ With homes that did not sell in their first week on the market, you may have an opportunity to get your offer accepted at or just below asking price. These homes may not sell at a sizable discount, but they may be open to a bid that contains a home inspection contingency and an appraisal contingency. Both of these contingencies were almost universally waived by home buyers during the overheated real estate market of the past two years. With homes that have not sold immediately, you may be able to buy at asking and get these important protections included in your winning offer.
3️Homes that have sat unsold for more than a few weeks should be ripe to sell at a discount. Look to see if the seller has already made a price adjustment. Some sellers are unrealistic and will stick with a too-high price for way too long. Price adjustments are a reliable sign of a motivated seller who wants to find the market value of the property. You should be able to negotiate with these motivated home sellers.

MA real estate after stock market panicsThe stock market is WAY down. Many people are asking if the 2022 stock market crash means that home prices will head lower too.
We looked back 35 years to examine how the Massachusetts housing market did during the last three major stock panics. We found that the strength of the Massachusetts economy, not the direction of stocks, was the deciding factor in whether Bay State home values went up or down.
So what does that mean for home buyers and sellers in Massachusetts?
➡️ If the wealth destruction caused by the 2022 stock panic is severe enough to trigger an economic recession that affects Massachusetts, then the Massachusetts housing market will be at risk.
